Fast, Reliable Gate Installation Across Westchester
Gate installation in Westchester, FL means working with two things other Miami suburbs don’t have in the same concentration: non-standard iron gates welded by hand decades ago, and coral rock sitting inches below the topsoil. A new driveway gate here is rarely a bolt-in job. Most Westchester homes need an installer who can cut and weld on-site, jackhammer through oolite for post footings, and bring the operator up to Miami-Dade’s high-velocity hurricane zone code. That’s the work we do every week. Call (928) 260-0864 and we’ll give you a written price before any work starts.
Why Vance Gate Repair Is Westchester’s Preferred Gate Installation Company
Adrian Vance started Vance Gate Repair in 2014 out of commercial access-control work, where every wiring change and limit-switch setting got documented. That habit carried over into residential gate installation. When our technicians leave a Westchester property, the homeowner gets a photo log of what was found, what was set, and what was installed. Not a verbal summary. A record.
We work on Westchester’s older housing stock specifically: the 1950s through 1970s CBS ranch homes along Coral Way, Bird Road, and the streets branching off SW 87th Avenue. The gates on these properties were usually fabricated by local ironworkers to match a specific opening. We measure every opening before we order or build anything, because we know from experience that a catalog 10-foot panel won’t fit a Westchester 9-foot-7-inch Custom weld job. Our Gate Installation team handles the fabrication, the post work, and the operator wiring as one scope.
The company’s reach in Westchester is local enough that dispatch is immediate. Scheduling and coordination run from our Miami South FL office, and crews serve Westchester directly. We carry common hinge sets, control boards, and safety photocells on the truck, so a simple retrofit doesn’t wait on a parts delivery.
Under The Haven Standard, every Westchester job follows the same clauses: written price before work begins, a documented photo record on every visit, and the 365-Day Done Right Promise. If the installation isn’t right within a year, we make it right at no additional charge. That’s Clause 5.
Our Gate Installation Services in Westchester

Most Westchester properties have one of a handful of gate types. We install all of them. Here’s what each involves on the ground in this neighborhood.
Driveway Gate Installation
Driveway gates in Westchester usually mean a double-leaf swing gate across a short concrete apron, or a sliding gate if the lot is narrow. On streets like SW 16th Street or SW 92nd Avenue, the driveway width often doesn’t match a standard panel. We measure, and if the existing posts are salvageable, we build the gate to fit them. If the posts are leaning, the job includes new post footings set through the oolite and anchored with epoxy bolts.

Pedestrian Gate Installation
A pedestrian gate beside a driveway or along a side yard is a frequent request in Westchester, especially where the original ornamental iron work has rusted through at the bottom rail. We weld replacement frames in matching iron profiles and fit self-closing hinges and a latch that meets Miami-Dade wind-load requirements. Photocells aren’t required on a manual pedestrian gate, but if you want a keypad or intercom, we wire it into the drive gate operator.

Sliding Gate Installation
Sliding gates make sense on Westchester lots where a swing leaf would block a car parked in the driveway. The limestone bedrock works in your favor here; the track bed needs a solid base, and oolite gives you that. The heavier work is the cantilever or V-track hardware and the operator. We install sliding gates with BFT and Linear operators most often, and every installation includes a safety edge or photocell pair because Miami-Dade inspects for UL 325 entrapment protection.

Swing Gate Installation
Swing gates are the default in Westchester, largely because older homes were built with ornamental iron double gates. The critical piece is the hinge post. Set wrong in shallow concrete over coral rock, and the leaf will sag within a year. We set posts 24 inches deep minimum, through the limestone, and use self-aligning bearings so the gate doesn’t fight the operator. Viking and Ghost Controls operators are common on these retrofits.

Before
AfterTrusted Brands We Service in Westchester
We stock and service operators from BFT, Linear, Viking, and Ghost Controls, alongside the broader set of brands we carry. That matters in Westchester because many homes here have legacy operators from the 1990s and 2000s, and swapping the motor usually means the existing arm bracket and mounting plate are non-standard. We adapt the bracket rather than replacing the whole rail when the motor is sound. If the operator is beyond repair, we quote a replacement in writing before ordering.
Common Gate Installation Problems We See in Westchester Homes

- Operators wired without surge protection fail after the first June lightning storm. The control board cooks and the gate dead-stops, usually with the motor still humming. This is the most common call we get in Westchester between June and August.
- Hinge posts set in shallow concrete lean inward. The coral rock underneath shrugs off a shallow pour, the post tilts, and the gate leaf starts dragging on the driveway. Fixing it means breaking out the old footing and drilling into limestone.
- Pre-UL 325 gates get re-installed without safety photocells. Handymen re-hang the same old gate with no entrapment reverse, which violates Miami-Dade HVHZ code and is flatly dangerous, especially with a double gate.
- Non-standard iron gates sag at the hinge side. Water pools against the post collar during every afternoon thunderstorm, rusting the bottom rail through. We correct the sag and reinforce the rail before re-hanging.
Pricing for Gate Installation in Westchester, FL
Here are the numbers, in plain figures, for Westchester’s market. A single-leaf swing gate installation with a new hinge post, manual latch, and framed iron gate runs $1,800 to $3,400. A full double-leaf driveway swing gate with operator, two new post footings drilled through coral rock, safety photocells, and a keypad runs $5,500 to $9,800. A sliding gate installation with track, V-groove hardware, and a BFT or Linear operator runs $6,200 to $11,000. The post drilling is a real line item: breaking through oolite adds $200 to $600 per post depending on depth and rock condition. Every quote is written and handed to you before any tool comes off the truck. No surprise invoice at the end. Call (928) 260-0864 and we’ll schedule a measure and a written estimate.

FAQs - Gate Installation in Westchester

Almost never. Westchester’s older iron gates were welded by local fabricators to non-standard openings, so a catalog 10- or 12-foot panel won’t drop into the existing posts without on-site cutting and re-welding. We can cut and adapt, but the cheaper fix is often straightening the existing frame, replacing the hinge bearings, and correcting the post lean. That’s a repair, not an installation, and we quote it honestly. Call (928) 260-0864 for a free measure.
Because the oolite limestone sits just inches below the surface here. A post that looks like a simple dig-and-pour job almost always requires a rotary hammer or jackhammer to break through coral rock before concrete can be set. Doral and Kendall have different fill material; Westchester doesn’t. The labor is real, and we show it as a line item on the written quote rather than burying it.
In many cases, yes. If the operator itself is still in good shape, we add a retroreflective photocell pair or a safety edge, wire it into the existing control board, and bring the setup into UL 325 compliance without replacing the motor. This applies to older LiftMaster, FAAC, and some Linear models. If the board is the problem, that’s a separate replacement, and we’ll show you both options in writing.
You probably need both, but not always in that order. Westchester’s June-to-October lightning storms take out boards wired without surge protection, and if the operator has been cooked multiple times, the capacitor and transformer are usually degraded too. We install a surge-protected disconnect and replace the board once. If the motor then runs clean, you keep the operator. If it’s weak, we quote a replacement. Call (928) 260-0864 and we’ll diagnose it on-site.
It’s usually a hinge post problem. On Westchester’s coral rock, a post set in a shallow footing will lean inward and the leaf starts dragging. The hinge itself may also be worn. We measure the post with a level, check the footing, and quote the fix, which often means pulling the post, drilling a deeper hole through the limestone, and re-anchoring it. The hinge replacement is secondary in most cases.
