A gate stuck open is a security problem and we treat it as one. A new gate or operator is surveyed and priced in writing before anything is ordered. Licensed, insured crews nationwide.
We answer around the clock
Every job on this list is handled by trained, background-checked technicians working to one national standard, priced upfront from a free estimate.
Sagging hinges, jumped chains, dead control boards and electric gates that stop halfway. Repaired on site in most cases.

A technician tests the gate and the operator, then quotes the full repair or replacement before any work begins.

Swing and slide operators sized to your gate weight and daily cycle count, with safety sensors set and tested.

Custom iron, steel and wood gates measured, fabricated and hung square on footings that hold their line.

Every Vance team works to the same written standard, the same pricing practice, and the same checklist. The town changes; the job does not.
A free estimate, itemized and in writing, before a tool comes out of the truck. No hourly meter, no discovering the real number at the end.
Uniformed technicians, licensed for the work in their own state, insured, and background-checked before they ever knock on a door.
If the work is not right, we come back and make it right. That is the whole promise, and it is on paper, not just on the website.
Clause 4 of The Haven Standard: every visit is documented, start to finish.

The part decides how long the repair lasts. Here is what we fit, and what the cheap version costs you later.
The operator is the motor that moves the gate. It absorbs every open and close, so its duty rating decides how many years you get out of it.
We install operators sized to the real weight of the gate and its daily cycle count, with a metal gear train, a soft start and stop, and a proper manual release.
An undersized residential operator on a heavy gate runs at its limit on every cycle. Plastic gear trains strip, the motor overheats, and the unit is finished in a couple of seasons.
Hinges carry the entire weight of a swing gate. A gate that sags almost always has a hinge problem, not a gate problem.
We use heavy welded steel hinges with greasable bearings and adjustable posts, so the gate can be brought back to level later without cutting anything apart.
Light bolt-on hinges with a plain steel pin wear oval within a year or two. The gate drops on the latch side, drags on the driveway, and starts binding the operator.
A sliding gate is driven either by a chain or by a toothed rack. Either way, that part takes the shock on every start and every stop.
We fit galvanized heavy-pitch chain, or steel rack welded on a straight line and tensioned properly, so the load spreads across several teeth at once.
Thin unplated chain rusts and stretches until it jumps the sprocket, and plastic rack teeth shear off in cold weather and leave the gate stuck in the driveway.
The control board is the electronics that read your remote, your keypad and your safety sensors. It also takes the first hit in a power surge.
We install boards with a conformal coating and surge protection, mounted in a sealed weather-rated enclosure and properly grounded.
A bare board in a loose plastic box collects condensation and insects. One nearby strike or one wet week and the gate stops responding to anything at all.
Photo eyes are the beam across the driveway that stops the gate when something is in the way. They are the difference between a nuisance and an accident.
We install sealed weather-rated photo eyes on solid brackets, aligned and tested, and wired so that a sensor fault stops the gate instead of being ignored.
Unsealed indoor-grade eyes on flimsy brackets drift out of alignment with the first bump, and the shortcut fix is to bypass the safety input so it stops tripping.
Adrian Vance started the company in 2014 doing access control for small commercial sites, and moved into residential when the same operators kept being asked to fix driveway gates nobody else would touch. The commercial habit it kept is documentation: every install leaves a wiring diagram and a photographed limit-switch setting, so the next technician is not guessing and the homeowner is not paying twice to rediscover the same thing.
A surname, and the trade said plainly after it. A driveway gate is four hundred pounds of moving steel a few feet from where children stand, so the person who worked on it should be nameable.
