The keypad part is usually identified by the model number printed on the back of the keypad housing, or on a label inside the battery compartment. Intercom systems vary more: some are standalone LiftMaster units, while others are third-party intercoms wired into a LiftMaster operator’s auxiliary input. We’ll identify what you have before quoting anything.

On the OEM-versus-aftermarket question: LiftMaster OEM keypads carry a one-year factory warranty and are what we install by default. Quality aftermarket equivalents exist for the 877LM and 976LM, and they cost about $40 less installed, but the button membrane and weather sealing are thinner. In New York City’s freeze-thaw winters and humid summers, that thinner membrane is the first thing to fail. For an exterior keypad on an unheated gate post, we recommend OEM. For a keypad under a covered entry, aftermarket is a reasonable savings and we’ll document which you chose.

One compatibility gotcha worth knowing: the older 387LM keypad is not interchangeable with the newer 877LM or 878MAX unless the gate operator’s receiver board supports Security+ 2.0. We see property managers in Manhattan and Queens buy a new keypad online, hand it to a handyman, and then call us when it won’t pair. The receiver protocol is the issue, not the install. We check that before any part gets opened.

  • Keypad lights but won’t accept the code. The rubber membrane under the buttons has worn through or the micro-switch contacts have corroded. Common on keypads exposed to direct weather on a Queens or Brooklyn gate post. Replacement keypad is the fix.
  • Code works only when pressed hard or pressed twice. Carbon contact pads inside the keypad have degraded. This is the stage most people ignore for a month. It will not heal itself and it will strand you eventually.
  • Intercom rings but voice is choppy or silent. Usually a failed speaker element or cold solder joint at the handset wiring block. If the wiring is original to a 10-year-old install, we often find insulation cracked inside the conduit.
  • Keypad works intermittently in rain or cold. The housing seal has failed, or condensation is pooling inside. In New York City’s winter cycles, water freezes against the circuit board, thaws, and corrodes the traces. We photograph what we find when we open it.
  • Intercom releases the gate but you hear a hum or nothing at all. The relay inside the intercom is sticking, or the power supply is sagging. On LiftMaster gate operators, a weak intercom power feed often points to a failing transformer, not the intercom itself.

If the keypad is battery-operated and simply unresponsive, first check the battery and clean the button contacts with a dry cloth. That costs nothing and solves about a third of the calls we get. If the keypad is hardwired, stop there. Hardwired keypads and intercoms carry low-voltage wiring that runs to the gate operator’s control board, and a wrong connection can short the receiver board. A $200 keypad replacement becomes a $600 operator repair fast. Same with intercoms: the wiring carries both audio and gate-release signals, and if you cross them, the gate can behave unpredictably.
