DoorKing Gate Parts & Welding in New York City: What to Know First

We provide independent DoorKing gate parts and welding across New York City, typically completing most hinge replacements, post repairs, and rail work within one to two days once parts are on site. Our pricing is written and handed to you before any work starts, not called in after the fact. If you own a DoorKing swing or slide gate and the frame, hinge, or rail has failed, call (928) 260-0864 and we’ll give you a straight answer about what’s fixable.

This page is for homeowners and property managers running DoorKing operators, typically the 9150, 9100, 9000, 1601, or 6050 series, who need structural gate work: hinge replacement, post replacement, rail repair, custom welding, gate rollers, or latch and lock work. If your gate is sagging, binding, or making the operator work harder than it should, you’re in the right place. We’re an independent DoorKing service provider, not a factory-authorized shop, which means we fix what’s broken rather than steering you toward a replacement operator.

How DoorKing Products Fail and How We Fix Them

  • 9000 and 9100 series swing gates: hinge weld fatigue on the bottom barrel. DoorKing swing gate operators pull a lot of torque through the lower hinge. Over years of New York City freeze-thaw cycles, the weld holding the hinge barrel to the gate frame cracks, the gate drops a quarter inch, and the operator starts faulting because the limit setting no longer matches the actual travel. We remove the gate or weld in place, cut out the cracked weld, re-weld the hinge at the correct angle, and photograph the new joint before the paint goes on.
  • 6050 and 610 slide gates: V-track rail separation at the joint plates. DoorKing slide gates run on V-track rail, and the rail segments are joined with splice plates. On gates over 12 feet, those plates work loose, the rail develops a lip, and the gate jerks every time a wheel crosses the seam. We grind the old weld, realign the rail with a straightedge, weld the splice plates solid, and reset the wheel alignment so the gate runs smooth again.
  • 9150 operators: missing or broken gate bracket bolts on the crank arm. The 9150 is a compact swing operator that mounts on a pedestal. If the gate side of the crank arm bracket loses a bolt or the bracket itself bends, the operator will run but the gate won’t move, or it will move in a halting, jerky arc. A lot of people assume the motor is dead and get quoted for a new operator. We check the linkage first. Often the fix is a replacement bracket and two bolts, not a new motor.
  • All DoorKing swing lines: hinge post lean from rust at the base. In New York City, a lot of hinge posts are set in concrete piers that trap water. The post rusts at the base, which allows the entire gate to lean back and drag. We cut the old post, weld in a new steel post with a base plate, reset it in fresh concrete, and re-hang the gate so the DoorKing operator isn’t fighting a geometry problem.
  • Slide gates with cantilever rollers: bearing seize from salt and road spray. DoorKing cantilever slide gates use steel rollers that ride inside the gate frame. Once a roller bearing seizes, the gate stops rolling and starts dragging, which overloads the motor. We replace the rollers with sealed-bearing units, weld in new roller plates if the old ones are wallowed out, and lube the track. On New York City streets where salt is a fact of winter, we see this on roughly one in four older DoorKing gates.

Our DoorKing Gate Parts & Welding Process

Here’s what a typical DoorKing structural repair looks like when you call Vance Gate Repair. Name what you found. Name what it costs. Name what you left behind. That’s the whole shape of the job.

  1. 1
You call and describe the symptom. A live person answers at (928) 260-0864. We ask what the gate is doing, what the operator model is, and whether the gate was installed before or after 2010. That last answer tells us a lot about hinge style and rail specs.
  2. 2
We inspect and photograph. We check the welds, the hinge pins, the rail, the rollers, and the operator linkage. We photograph everything, including the limit-switch settings before we touch anything, so we know what changed and what didn’t.
  3. 3
You get a written price before any work starts. We name the part, the labor, and the total. If the gate needs a custom weld, the price reflects the actual hours we expect. No open ended time-and-materials surprises.
  4. 4
We do the parts and welding work. We prefer OEM DoorKing parts when they matter, things like limit switch assemblies and board components. For structural steel, hinges, and brackets, we’ll use quality aftermarket or machine what’s needed if the OEM part is discontinued or backordered for six weeks. We’ll tell you which is which.
  5. 5
We test under load. We run the gate through full open and close cycles, check the operator’s current draw, and reset limits if the geometry changed. If the motor is working harder than specification, we find out why before we leave.
  6. 6
You receive the documentation. Photos of the old weld, the new weld, the part numbers, and a written summary of what was adjusted. Under the Haven Standard, every visit ends with that record in your hands and in our job file.

What DoorKing Gate Parts & Welding Costs in New York City

Most DoorKing structural repairs in New York City fall into predictable ranges. The number moves based on gate weight, access, and whether the post needs to be reset in concrete or can be welded in place.

  • Hinge replacement (single swing gate, weld-in): $380 to $750 per hinge, including material, welding, and grinding.
  • Hinge post replacement (cut, set, weld, re-hang): $900 to $1,800 depending on post size and whether the concrete pier needs to be re-poured.
  • V-track rail repair (realign and reweld splice plates): $450 to $950 for a standard 12 to 16 foot slide gate.
  • Gate roller replacement (cantilever, per pair): $300 to $600 including sealed bearings and plate repair if the mounting holes have wallowed out.
  • Custom welding (crack repair, bracket fabrication, frame reinforcement): $180 to $500 per section, depending on access and the amount of grinding needed.
  • Latch and lock replacement on DoorKing gates: $250 to $600, including the lock body, strike plate alignment, and any welding needed to true the mounting surface.

Before any work starts, you’ll have the flat price in writing. Estimates are free. Call (928) 260-0864 if you want a real number for your gate, not a range that expands after we arrive.

Why New York City Homeowners Call Vance Gate Repair for DoorKing Work

Why New York City Homeowners Call Vance Gate Repair for DoorKing Work

Most gate companies in New York City know operators or know steel work. We’re one of the few that does both on the same visit. That matters on a DoorKing gate, because a sagging hinge and a faulting operator are usually the same problem viewed from two different directions. We fix the structure, then we verify the operator. That’s the difference between a gate that works for a month and a gate that works for five years.

We’ve repaired and installed over 22,000 gates since 2014, and every single one had a written price before the job started and a photo record when the technician left. Our 365-Day Done Right Promise means that if the repair isn’t right, we make it right, no argument, no fee. We also service LiftMaster, Mighty Mule, and Ghost Controls systems, so if your property has a second gate with a different brand, one visit can handle both. A live person answers the phone 24 hours a day. No voicemail loop, no callback queue.
