  • The gate drags at the latch end. The roller bearing at the outer leaf has worn or seized, so the wheel no longer carries its share of the load. You’ll see a groove wearing into concrete or pavers where the gate swings.
  • The gate feels heavy when you push it. Hinge pin wear creates friction, and friction is the first thing an opener motor feels. If your Elite opener is working harder than it used to, the hinges are usually the reason.

We understand the instinct to swap a hinge yourself. It looks like four bolts and a pin. But there are two reasons this particular job goes wrong for New York City homeowners, and one of them is a genuine safety issue. First, the gate leaf is heavy. Even a medium Elite swing gate weighs 300 to 500 pounds, and when you remove the last hinge bolt, that weight has to be supported exactly level, or the gate shifts and shears the remaining bolt or pinches your hand. We’ve seen fingers broken and gates dropped into driveways. Second, the new hinge has to be shimmed and set so the gate hangs square, and if the roller height isn’t matched to the gate’s original position, the latch won’t line up and the opener will fault.
