Gate hinges sagging or dragging on the ground

What’s Happening

A gate that sags or drags on the ground almost always has one of three problems: a hinge has failed or pulled free from the post, the post itself has shifted in the ground, or the gate frame has racked out of square. Any one of these puts several hundred pounds of moving steel in an unstable position, and the drag mark on the ground tells you the panel is no longer traveling in the path it was designed to follow.

Left alone, a dragging gate does two things: it grinds the bottom rail or picket tips against the driveway or ground surface, accelerating structural damage to the frame, and it puts enormous side-load stress on whatever hinge is still holding. That second hinge is now carrying a load it was never rated for. If it lets go, the gate drops. So this is not a “watch it for a week” situation – it is a repair that needs to happen before the gate is used again.

Why It Happens

1. A hinge has failed, cracked, or pulled out of the post

This is the most common cause. Gate hinges – especially weld-on butt hinges and bolt-through hinges on ornamental iron – take years of repeated loading and eventually crack at the weld or pull the mounting bolts through the wood or hollow steel post. You can usually see this directly: look at each hinge and check whether the leaf plates are still flush against the post and the gate frame, or whether one has rotated, cracked, or pulled away. If you see a gap behind a hinge plate, that hinge is no longer doing its job.

2. The gate post has heaved, settled, or tilted

A post that was set in shallow concrete or in soil with poor drainage will move seasonally. Freeze-thaw cycles push it up; heavy rain saturates the ground and lets it lean. Stand back and sight along the post from the front – if it is visibly out of plumb, or if the gap between the gate and the ground is uneven from the hinge side to the latch side, the post is almost certainly the issue. This is common on older installs where the footing depth was insufficient for the panel weight.

3. The gate frame has racked (bent or twisted out of square)

A heavy vehicle impact, years of a gate being forced open when the latch was engaged, or simply accumulated stress on a welded frame can cause the frame itself to go out of square. Look at the gate from the side: if the top rail and bottom rail are no longer parallel, or if the panel has a visible twist when you look down the length of it, the frame has racked. This is a structural problem that requires welding, not just hinge adjustment.

4. Hinge hardware has loosened over time

On wood posts especially, the lag screws or carriage bolts that hold hinge leaves to the post gradually strip out of the wood fiber with every open-and-close cycle. The hinge itself may be intact, but the fasteners are no longer gripping. Grab each hinge leaf and try to wiggle it by hand – any movement at all is a sign the fasteners have lost their bite. This is the most straightforward fix on the list, but only if the wood itself has not rotted around the hole.

What to Do Right Now
  • Stop operating the gate. Every time a dragging gate is opened or closed, it adds load to the one hinge that is still holding and deepens the damage to the frame or driveway surface. Prop it open or latched closed and leave it there.
  • Photograph everything before you touch anything. Take photos of the drag mark on the ground, each hinge from the front and side, the gap between the gate panel and the post, and the post at ground level. These photos help the technician diagnose the root cause before they arrive and give you a before-and-after record.
  • Check the post by hand. Grip the post near the top and push it firmly side to side. If it moves at all in the ground, the footing has failed. Note this – it changes the repair scope significantly.
  • Look at each hinge plate for cracks at the weld. A cracked weld sometimes shows as a fine dark line running across the hinge knuckle or along the weld bead. You do not need to confirm it – just noting whether you see any cracking helps the technician bring the right materials.
  • Do not attempt to lift, shim, or re-hang the gate panel yourself. A standard residential gate panel runs between 150 and 400 pounds. Lifting it without the right equipment while the remaining hinge is under load is a genuine injury risk. If the gate has an automatic operator attached, do not disconnect the arm under load – gate operators and their mounting hardware can release stored tension unexpectedly. How We Fix It

When your local Vance Gate Repair technician arrives, the first thing they do is measure the gate panel, check each hinge, and assess the post for plumb and footing integrity – before any tool comes out. That assessment determines whether the repair is a hinge replacement, a post reset, a frame straightening, or some combination. The written price is handed to you before anything starts, covering the full scope of what was found. That is Haven Standard Clause 1, and it applies to every job without exception.

Most hinge-related repairs fall under Gate Repair. If the frame has racked badly enough to need structural work, Gate Parts and Welding is added to the scope. For a straightforward hinge replacement on a post that is still solid, most jobs are completed in a single visit. A post reset with new concrete takes longer because the footing needs to cure before the gate is rehung. Either way, a technician photographs what was found, what was replaced or adjusted, and the final result – that record stays with you and is filed in the job history. The repair is covered by the 365-Day Done Right Promise: if something is not right within that year, Vance makes it right at no additional charge.
